If you own a private water well in the Mission area and if the quality of your water concerns your health and the health of your family, you need to be aware of some important facts about water testing and water quality in the Mission area. If your water comes from a private water well in Mission whether it's a drilled well or shallow well it should be tested by a certified lab to verify that the water is safe for you and your family to use for domestic purposes, such as drinking, cooking, washing of food, bathing and pets. Who Is Responsible for Testing My Water Well in Mission?
For those who have a private water well or water supply, the responsibility for safety and treatment is sole responsibility of the homeowners. As a homeowner in Mission with a water well you alone are responsible for assuring your water is safe, as is the case throughout the entire province of British Columbia. |

How Does Water Become Contaminated?
Disease causing organisms can be carried in the digestive system of people and animals. These organisms can enter surface water sources from species of animals like cows, bears, or beavers, or from human sources, like septic systems, runoff, sewage pipes and landfills.
Drinking contaminated water can spread water borne diseases. Deep drilled wells in Mission are also vulnerable and susceptible to contamination issues as in many other areas of the Fraser Valley.
Mission Water Testing - What is Water Borne Diseases?
Water borne diseases are caused by drinking water contaminated with bacteria, viruses or small parasites (protozoa). These bacteria cannot be tasted, smelled, or seen. Some example of water borne diseases are Campylobacter, Cholera, Amoebic Dysentery, Cryptosporidium or Giardia (Beaver Fever)
Why Is It Important to Test Your Water?
Every well is independent from surrounding wells, just because your neighbors well has been tested and found to be safe, this does not mean that your water well is too. The safety of your well water depends on land-use and underground geology, the depth and construction of the well, and many other factors such as invisible leaky water well casings that are very common in may areas.

Why Might My Water Not Be Safe?
Your well water may taste and look fine, however, there can be many harmful substances that you don't see, taste, or smell, such as bacteria and chemicals that may affect your health. These contaminants can enter a water well both from the surface and the ground and can be from natural sources or human activities.
For example, nearby farming and agricultural activities or septic systems, if built or maintained improperly, could lead to increased nitrates and fertilizer seeping into soil and contaminating your water well. Poor well maintenance may also cause contamination of a well water.
Mission Water Testing - How Often Should My Water Be Tested?
Private water wells in Mission should be tested a minimum of once per year. Drinking water sources obtained from shallow wells (dug wells) and surface water sources should be tested more frequently (i.e. seasonally), as they are more susceptible to contamination.
It is important to test your drinking water at the tap and at the source. Testing both will help you determine if your home water treatment system is performing correctly, and if the quality of your raw water has changed.
Testing is recommended during the wet seasons, the rainy season will cause a higher potential of contamination, than the dry summer months.

Mission Water Testing & Water Quality Changes
You should also test your well water if you see any sudden changes in the water (ex: strong colour, odor or a change in taste or clarity) and after a particularly heavy rainfall or flooding in the Fraser Valley.
For this reason, registering for a routine water testing program in Mission and testing for a few of the most common contaminants is highly recommended.
Even if you currently have a safe water supply, regular water testing can be valuable as it establishes a track record of the water quality from your water well. A water quality record is helpful in solving any future problems and in obtaining compensation if someone somehow damages your water supply.
A water quality record for your water well is extremely important when selling real estate in Mission with a water well, most water wells are now tested and inspected upon the sale of a property. Having a record of water test reports available will certainly indicate whether you can expect to have a water well problem upon the sale of your property.

Where Can I Get My Water Tested in Mission?
It is highly recommended that you only use an accredited, certified analytical water testing laboratory. A certified lab will typically have several million dollars invested in professional water testing analytical equipment, lab technicians, scientists and lab facilities etc.
Who Should Not Be Controlling Your Water Samples?
Water Treatment Companies and Water Testing
Many water treatment companies in British Columbia offer water testing services as a method of lead generation and marketing for their business, it may often be performed in a backroom with inexpensive water testing kits by the business or they may also accept your samples and become a 3rd party to your samples by sending them to an accredited water testing lab.
Once you've given your water samples to a 3rd party (water treatment company) they will manage the Chain of Custody (COC) and you have lost control of your water samples. You have no guarantee that the samples will not be tampered with or contaminated, resulting with a failed water analysis report that may not be accurate!
There are several reasons why water testing by water treatment companies is a big problem and should be avoided due to a serious conflict of interest, lack of certification and a host of other reasons.
Water treatment companies are in the business of selling water treatment equipment, that's the primary reason why they want to test your water, you have no idea if the documented results are legitimate. Buyer beware… just don’t do it, keep your water samples at arms length.

Real Estate Agents and Water Testing
With nearly 30 years of experience in the real estate and water well industry as an expert groundwater consultant I am of the opinion that under no circumstances should a real estate agent be connected to a water well sample. It’s a serious conflict of interest in my onion.
The good news is that most but not all real estate agents will never consider touching a water sample, they know the potential liability is substantial!
When it comes to real estate deals in Mission or elsewhere water wells are not typically not tested until a week or 2 prior to the closing of a deal it at all, no one is interested in a failed water report at that point, especially a real estate agent. A failed water report can cause all kinds of problems including the lose of a sale.
Conflict of Interest and Water Samples
It’s possible that a water sample may not even be taken from the property for sale but instead replaced with a city water sample containing a slight chlorine residual, of course most purchasers would never suspect this but it's a tactic in the profession. That's why the smart agents will not offer to handle water samples.
I could easily have an hour-long conversation with you about real estate and water wells, please know that my advise is back by almost 30 years of experience. Whether you’re a buyer or a seller, it doesn’t matter.
Also if you are purchasing property with a private water system do not accept previously issued reports, water well problems can cost thousands of dollars to repair, many purchasers unknowingly inherit water well problems in the Mission area and throughout the Fraser Valley.
If you require water testing in Mission it’s important that you control your own water samples, with proper, easy instructions, you’re perfectly capable of ordering a water test kit, sampling your water and submitting your water samples to the lab. It really isn't complicated at all.
