Important water well requirements for Langley, Fraser Valley in British Columbia
Langley Well Drilling Regulations & Bylaws

British Columbia Well Drilling Regulations, Langley Subdivision and Services Bylaws, and the BC Groundwater Protection Regulations apply to residents of Langley, Aldergrove, Cloverdale, Fort Langley, Glen Valley, Langley Township, Surrey, Walnut Grove, White Rock, Tsawwassen, Ladner, Delta, Richmond, and Burnaby. Across these Fraser Valley communities, water wells are highly depended on and supply industry, municipalities, farms, and rural properties with groundwater for domestic and non-domestic needs.

Well Drilling Regulations in British Columbia

In British Columbia, water wells are regulated under the province's Water Sustainability Act. This legislation helps protect groundwater resources from contamination, promotes responsible water use, and ensures safe, clean drinking water. These rules, enforced by provincial authorities, set clear standards for constructing and maintaining wells, benefiting households, agriculture, and businesses alike.

Langley Groundwater Protection Regulations

In Langley, the Groundwater Protection Regulation (GWPR) under the Water Sustainability Act establishes stringent standards for the construction, maintenance, and decommissioning of water wells. These regulations mandate that most water well-related activities, including drilling new wells, most water well repairs, and the installation or removal of well pumps, be conducted by qualified British Columbia water well professionals.

Drilling and decommissioning of water wells and installing well pumps in Langley are restricted activities that must be performed or directly supervised by qualified water well personnel who are registered with the province to work in British Columbia. Following the British Columbia water well standards helps protect groundwater quality and ensures the provision of safe, clean drinking water for residential, agricultural, and commercial use throughout the Fraser Valley.

Water Well Setbacks Before Drilling a Well in Langley

There is no universal provincial setback distance for wells in British Columbia, including Langley, BC. Instead, general minimum separation guidelines and local bylaw requirements may vary to help protect wells from contamination.

These guidelines are established under the BC Groundwater Protection Regulation (part of the Water Sustainability Act) and may be further refined by regional or municipal rules—including those specific to Langley, BC.

Below is a summary of commonly recommended setbacks from potential sources of contamination. Because distances can vary among municipalities, including Langley, always confirm local bylaws and regulations:

  • Septic Systems
    • Typically 30 meters (100 feet) from a conventional septic field or infiltration chamber.
    • 15 meters (50 feet) from a septic tank (if the field and tank are separate).
  • Animal Housing / Manure Storage
    • Often 30 meters or more away from livestock pens, manure piles, or feedlots.
    • Larger operations (e.g., commercial stables or feedlots) may require even greater distances.
  • Fuel / Chemical Storage
    • Above-ground or below-ground fuel storage tanks often require 15 to 30 meters of setback, depending on the volume and local bylaws.
    • Similar rules apply for chemical storage facilities.
  • Property Lines and Buildings
    • Some municipalities, including Langley, BC, suggest a 3–6 meter setback from property boundaries or existing structures. Refer to the British Columbia Public Health Act Health Hazards Regulation Division 3-8 (1-B)
    • Always check local building and health bylaws for precise requirements.
  • Other Potential Sources of Contamination
    • Earthen lagoons for sewage or agricultural waste are often subject to 100-meter (328-foot) water well setback guideline.
    • Industrial sites or areas handling hazardous materials may require specialized approvals and larger setbacks.
These commonly referenced recommended distances are widely used but not uniformly enforced across every region in BC. To ensure your well in Langley—or elsewhere in the province—meets both provincial and local standards, consult your local government, regional health authority, or a certified well driller who is familiar with site-specific conditions.

Buying Real Estate with a Water Well in Langley

Langley WELLS Database BC

British Columbia’s official WELLS Database for Langley is a comprehensive resource containing registered well reports, regional aquifer data, and other groundwater information. The public can use it to search for details on specific wells or upload new well data. While registering an existing well is voluntary—and many wells may not appear in the database—it’s encouraged for long-term tracking of groundwater resources.

Langley Well Drillers & Well Pump Installers

Water well drilling, altering, and decommissioning water wells—as well as installing or repairing well pumps in Langley—are restricted activities under British Columbia law. In Langley, these tasks must be carried out (or directly supervised) by qualified well drillers and pump installers who are registered to work in British Columbia. This protects local groundwater supplies while ensuring wells are constructed and serviced to meet safety and performance standards.

Aquifer Well Search for Langley

The GWELLS (Groundwater Wells) portal is an official online platform provided by the Province of British Columbia. Known as BC Well Mapping GWELLS, it supplies water well information for Langley Township (including Aldergrove, Cloverdale, Fort Langley, Glen Valley, Surrey, Walnut Grove, White Rock, Tsawwassen, Ladner, Delta, Richmond, and Burnaby). This free public resource supports property owners, well drillers, and other stakeholders in accessing vital data about local water wells.

  1. Search Registered Water Well Records
    • Access well construction details, including well depth, drilling method, and geological layers.
    • Look up registered locations of existing wells within Langley Township and across British Columbia.
  2. View Aquifer and Groundwater Data
    • Explore aquifer boundaries and characteristics.
    • Review data that may inform drilling decisions or help assess water availability and quality.
  3. Register New or Existing Wells
    • Well drillers and property owners can submit well records, keeping official data up to date.
    • Registration helps track local groundwater resources and supports responsible resource management.
  4. Resource for Compliance and Planning
    • GWELLS aligns with the BC Groundwater Protection Regulation under the Water Sustainability Act, helping ensure wells meet legal standards.
    • It’s a valuable tool for verifying compliance, planning new wells, or researching local groundwater conditions.

    • It offers guidance on interpreting well data, helping both professionals and private well owners make informed decisions.

Whether you’re a property owner checking the history of your well, a prospective buyer researching a property’s water supply, or a professional driller handling compliance, GWELLS is designed to help you find and manage well-related information within British Columbia.

Are all water well records for Langley available on BC GWELLS?

Not all well records for Langley Township are included in the BC GWELLS database. Registration of new wells has been mandatory in British Columbia since November 1, 2005, but many older wells—especially those drilled before these regulations took effect—may remain unregistered. As a result, some well data is missing or incomplete.

Over time, more Langley water well owners and drilling professionals are encouraged (and, in many cases, required) to submit well records to help make the provincial water well database as comprehensive as possible.

Current Status of the BC GWELLS Platform

  • Actively Maintained: The Province of British Columbia continues to enhance and update the GWELLS system, adding new features and improved data whenever possible.
  • Public Accessibility: Anyone can search registered wells, submit new records (if authorized), and view aquifer data.
  • Data Limitations: Because well registration isn’t always mandatory for older wells, the database is still growing, and not all wells in BC will be represented.
  • Ongoing Improvements: The government encourages well drillers, property owners, and other stakeholders to contribute accurate well information to make the system more complete and reliable over time.
  • Well Construction Reporting (“Well Registration”)
    • Under the BC Groundwater Protection Regulation, filing a well construction report became mandatory on November 1, 2005, for newly drilled or altered wells.
    • This requirement ensures the province has data on how a well was drilled, its depth, and the geology encountered during drilling.
  • Groundwater Licensing (Water Use Licensing)
    • Under the Water Sustainability Act, which took effect on February 29, 2016, licensing became mandatory for most non-domestic groundwater users (e.g., agriculture, commercial, and industrial uses).
    • This requirement relates to water rights and usage, rather than how the well was constructed.
    • Domestic (household) wells used for typical residential needs were generally exempt from licensing, though there can be exceptions in specific areas or cases.
